Real Estate is a very perplexing thing right now. One minute it's going to crash, the next it's going to keep going up... Mortgage rates fell hard this week and according to Bank of America's research team, the rates will continue to drop.
Are we in a recession? If we're not then what will that do to Mortgages and to real estate? Some great questions that we are going to dive into right now. Let's talk Real Estate.

It's here! We have more data and we can now dive into what is going to happen. The housing market has definitely taken a hit in the last few months. Mortgage rates are up and price cuts are practically everywhere. What you aren't realizing though, is that the housing market is regional.
Let's take a look at this interactive map put together by Fortune Magazine with the data from Corelogic. We will take a look at areas on the West Coast and the East Coast to better understand what cities will be hit the most, and which ones won't be hit.

Homebuyer competition drops to the lowest level since 2020. The top three areas that now have lower competition according to Redfin Data are Tampa, Riverside, and Phoenix.
The list-to-sell ratio is still high in many areas, over 100% although we have seen price cuts all throughout the housing market across the United States. Let's see what the numbers say for each of these areas.

Is there or is there not a housing shortage in the US? With home prices going down and fewer people buying homes, how does it make sense that there is a housing shortage? Let's talk about housing and some numbers so we can see what's going on there.
As far as the mortgage rate goes, what can we anticipate to happen when we hit a recession in the US? Will rates go higher and if so how high will they go? Let's use some data and also check what typically happens in the past when it comes to a recession and real estate.

I'm listening to a lot of people freaking out about the housing market possibly crashing. A lot of these people are smart people too, but the fear is based on a lack of data and knowledge. A lot of the fear comes from emotion attached to fear or the desire to capitalize on a projected opportunity that may never happen.
As we stare into the summer housing market one thing is adamantly clear, there is no housing crash coming as of right now. In fact, as you dig into the data you also find that real estate is regional and it's a supply issue more than a demand issue. Dig into the housing market of 2022 with me.

There are typically four phases in a real estate cycle, but we're in the middle of something that is outside the typical cycle. Demand is high, yet Mortgage interest rates are higher than they've been for years.
How will this affect the real estate market? Let me explain by sharing this great article and some data with you. Are you ready?

It's no surprise to anyone that was paying attention to how big of an impact investors were on the housing demand and supply. They ate up a good portion of the homes that were for sale and made it harder for first-time homebuyers to buy a home.

We're definitely seeing a lot more of the media turn around and say that there will not be a crash. They are finally jumping on board and saying that there will only be a slight downturn in the housing market. Although interest rates have gone up it hasn't hurt the home prices. Rent has gone up too and we are at new levels.
This pace isn't sustainable, so we will probably see a softening in the Fall or Winter, but let's take a look at the data so we can make better decisions.

Let's call this The Great Reset. As we get a clearer picture of what's happening with the economy and with the real estate market we can see that the housing market is coming to a slowdown. There is no crash on site yet, but what happens in the coming months is crucial as to where we end up.
The Fed made it clear that they have no clue what's happening next, but they did give us an indication that home prices can still go up and also that they want interest rates to come down in the future.

With inflation coming in much higher than anticipated last month the FED will probably be raising the rate by .75 which is .25 higher than previously anticipated. This may affect the Mortage rates and go a little higher, probably will. That will in effect cause some demand challenges in the real estate market.
So far, over the last 3 months, the real estate market has slowly been stabilizing back to normal. Heading into summer 2022 let's see where the real estate market goes.

Inflation, Recession, Interest Rates, the FED... There's a lot of chatter around the economy and housing. Housing's combined contribution to GDP generally averages 15-18% of the GDP, that's everything from actual purchases to building, to insurance, to mortgages, to the commission, building material, etc...
There's a lot at play when it comes to real estate in the United States so let's take a look at what is going to happen over the next few months.

The housing inventory is rising almost everywhere in the United States and the culprit is the mortgage interest rate. When that shot up the housing market slowed down a little bit, not to mention the summer months are the months that most people put their homes on the market.
Let's dive in to see what will be happening in the next months and what has happened so far.
Here are the articles I brought up.

Zillow just dropped in some research that shows many Millennials found it tough in the hot market they were trying to buy in. The market still shows signs of going up through the rest of this year, but let's take a look at which cities show a possible increase, and let's factor in Inflation and CPI.
Let's look at two articles and dive into some research about Real Estate.
Let's take a look at the article and the survey from Zillow that shows how Millenials are crying during the purchase of a home:

Zillow is a big name in Real Estate. The most visited website for real estate on the planet and they've been busy. Busy trying to get to the next phase of their business, but they seem to continue to go back to the one thing that has made them money consistently, that's targeting real estate agents and selling them "leads".
Let's see what Zillow has been up to as we use one great article from Fortune Magazine to understand their model and where they are heading.

The housing party might be over, but it doesn't mean that there is a housing crash coming or even a significant drop in pricing. Real Estate in the United States is regional and some areas will react differently throughout the year than others.
Some economists are not as optimistic about the real estate market for 2022 and going into 2023. Let's explore.
Some economists are calling. a crash in the housing market for 2022
